Re-zoning for Auto Sales in West Berkeley

To help accomodate Berkeley’s dwindling number of care dealerships (i.e. less and less sales tax revenue for the city), Berkeley is in the process of rezoning certain areas to allow for such businesses to take place.

Flint Ink–West Berkeley’s Unofficial Hub for Street Art

(I say unofficial tounge in cheek)

And street art is the polite term….others might just call it graffiti. I’m personally on the fence. Some realizations of it are better than others. My biggest worry, and the reason for making a post about it, is that it seems to be getting more common/prevalent in the area. I actually enjoy walking by Flink Ink to check out the new additions to its crumbling walls, but as soon as it begins to spread…it will be hard to stop.

Inside Flint Ink

Apparently the old Flint Ink site at 4th and Gilman is a photographer’s dream….if you’ve ever wanted to know what the interior looks like, peruse some of these photo collections:

Or for a little bit of history, view the Berkeley Architectural Association’s Flink Ink page.
Still no word on what is to become of the former ink factory sites.

Hummm…could Patrick Kennedy be the next developer interested in the Flint Ink site(s)?

The word on the street–and Ron Penndorf’s March 4 blog entry–seem to say so. There isn’t any official info out there, but it is interesting to think about.

Could a Patrick Kennedy project be a better solution for the site than an auto dealership? Yes and no. Aesthetics aside, if it were a mixed use residential project, as most of his buildings are…maybe. That part of the neighborhood could use some reinvigoration and life. An autodealship couldn’t provide that.

But the likelyhood of getting a mixed use project in an area that was once toxic and that is zoned manufacturing is slim to non-existant. Thinking in terms of the City’s budget, it may also be less desirable than an autodealship in terms of its economic benefits.

It could overlap slightly with the Mayor’s plan to steer Gilman St. towards more commercial uses.

Stay tuned…

Once their clean-up/remediation is complete in January 2005(give or take a month), the two large Flint Ink lots along Camelia between 3rd and 5th will be on the market…keep your eyes and ears peeled for news on proposed developments for the site.
